55Third time here, back for our girls 2nd Birthday 🥳 and it was better than ever. Zuri learned how to swim! Erica’s spot has everything we need - easily accessible calm river, beautiful well kept walking trail along the river, anything we could need like water, towels and drinks. It’s too perfect!! We just adore coming here, Zuri most especially!
55The host was very welcoming. She had water, towels and more set up for us like the best B&B. Great way to spend a hot day! The fields, trails with shade, and the Brandywine River added up to the best Sniffspot we have been to. A word of caution (which the host said they are working on) is the barbed wire fencing on the very far end of the property (after you go through the creek). Because my dog follows my directions, it was not a problem. If your dog doesn’t listen so well, I wouldn’t go beyond the little creek at this time.
55Great spot. Lots of wide open space for running, plus shady walking areas near the Brandywine. Definitely worth the drive. Access to water, great for the hot weather.

55This is a beautiful property, perfect for summer with an easy access point to the Brandywine. There's no fence as noted on listing, but that's not a problem for my GSP as he's e-collar trained with decent recall. I appreciated all the small touches our host put out for us; especially the water along the path so I didn't have to schlep Goose's water bottle on a hot day. 10/10 can't wait to go back.
55A secluded country oasis! Expansive area to explore. Crossed a meadow and past a dense tree line to a well maintained path that runs parallel to a large creek. Plenty of room to roam, splash, and roll in all the smells. Host was friendly and attentive as well! Wonderful experience.
55Would give 6 out of 5 stars if possible - Erica’s meadow is simply spectacular. We booked 2 hours for our GSD and even in the rain it was exactly what we were looking for - private and remote, lots of open land to throw the frisbee, easy and wide trail, and perfect access to the Brandywine river where the water was shallow enough for Zuri to walk around (she doesn’t swim yet). The meadow trail was a perfect loop which we did twice, and the purple wild flowers throughout the trail were SO beautiful!! Having a reactive dog, it is such a gift to come to a place like this and let our girl off leash and not have to worry about seeing anyone else and she can just be free! Thanks so much Erica, we can’t wait to come back!!
55Wonderful spot! Lovely open meadows, picnic setup beside a stream, mowed trails along creek and warm, welcoming hosts! We had a great time and will be back!

Description

Plenty of acres for discovery; located in quiet Newlin Township just minutes outside of Unionville, West Bradford, & Coatesville. Nestled in the valley surrounded by rolling hills. Our meadow has the Brandywine Creek along the whole property. A smaller creek running thru as well with a two nice rest spots. Beautiful sunrises & sunsets to see. You have access to the Brandywine Creek if you’re dog/s likes to splash and play! Different levels of water from ankle deep, to swimming deep; many entrances to access and play in the creek for the pups and humans. Parking is safe, secure & private, so you can unload you’re pup & begin exploring. Bring the water toys, paddle boards, canoes etc, if you’d like! We do it all! We have the perfect spot to relax & take a break, with chairs, a large table, umbrella & more. This area is located walking distance/near parking for easy access to car to get supplies for a quick snack or full out meal in nature. (We have a pull along wagon if needed for supplies). Wild life all around, from fish to the majestic Bald Eagle pair, to be seen! Don’t miss out on this beautiful tucked away meadow & maintained trails; right out of a painting! Be prepared with all terrain boots/shoes and dogs that aren’t afraid to get dirty while having a ton of fun!

Parking labeled & located on left hand side of Laurel road directly across from our white farmhouse. Where you enter to our wonderful sniff spot meadow is labeled/located by parking area (at the trampolines; for liability issues; not for guest use). Please no littering 🚯 & please try & pick up dog droppings. Poo Bags & Trash cans available to our guests on spot. Use own judgement & precautions if accessing Creek. If you choose to bring canoe/kayak/paddle board; you must abide by state laws pertaining to life vests/safety etc. Do not try and explore an area you are not comfortable with or okay with. Plenty of maintained trails for safety & the wide open play/run meadow. No lifeguard on duty assume water play & swim at own risk. Have fun!

I am a nature & farm lover! Enjoying our family farm for all my life. We have one puppy born in Dec 2023, Aussie Cow Heeler. He is such a ham, & has inspired us to open our land up to others with their pups to enjoy! I am a graduate of CCU, experienced in the medical field, business, marketing & much more! Focusing on our farm mainly & enjoying every minute of doing what I love! You can usually find me in my garden 🪴 or the meadow; harvesting, hay bailing etc. We have a daughter, who is a girl after my own heart; she loves to ride horses, care for all animals & explore our farm as well! I own 11+ acres in West Chester (bordering Downingtown), although I’m currently offering access to the 4.5 acres that is not fully forested. The side of the property you’ll be enjoying has the mill which was built in the 1760s and converted into a home in the 1970s. This strip of land is bordered by a creek on the one side, and a millrace on the other. The millrace is where the water used to run when the mill was operating many moons ago. Both the creek and millrace have water, although the creek has proven to be much more alluring to visiting dogs. The deepest area in the creek is approximately 8ft. There is a bench there for you to sit and enjoy the view while your dog swims in the water. There is another, more private area, where your dog can get easy access to the creek water. I can provide you with a chair to enjoy this area, and will likely already have it there upon your arrival. There are steep embankments for both the creek and the millrace so it would be an effort for your dog to cross them to “escape.” At the end of my 4.5 acre property, the land comes to a peninsula where the millrace and creek meet to become one body of water. This peninsula serves as a natural barrier although my friend’s young German Shepherd did jump out into this water and after a deer on one frightful day. Fortunately, we got him home/back but I think it’s prudent for me to disclose this harrowing event for the safety of your fur baby. There is an outdoor stone patio where you and your pup(s) can relax in the shade. Here you’ll find a filled water dish for your pup(s) to enjoy and a trashcan for your dog waste. If past dog visitors are any indication of future visits, your pup(s) will likely be thirsty from all the exploring, good smells and open land to run and play. I have one of those tennis ball throwing devices that help you throw a ball super far that you’re welcome to use too. I ask that you don’t encourage your pup(s) to chase after the wildlife here, not just for their sake, but for the safety of your pup(s) too. I think the hawks might have put a dent in the small wildlife around here. You won’t see many small animals like squirrels or bunnies, although you are likely to see deer. If your dog is a young/strong “chaser” you might want to visit with a leash. You’ll also find less snuggly wildlife here like snakes and ticks. I ask that you use your best judgement in supervising your dog(s) and be sure to check them for ticks before leaving. Of course at your first visit, I’ll give you a tour of the layout with your dog leashed to ensure your comfortability with the space. I’d ask you to kindly replace the raft in the creek should your visit cause it to pop. For future consideration: I have about 7.5 more acres of land (on the other side of Harmony Hill Rd) that is forested, rather secluded, and also bordered by the creek. Here you’ll find the remnants of the dam that used to feed the mill, and some amazing water landscapes including large rocks and crystal clear water. I’m slowly trying to establish a walking trail in this area but it’s been hard keeping up with all the overgrowth. I’d be open to bartering where you would help cut back the trail overgrowth in exchange for your dog enjoying the forested area.
