Description

*UPDATE 4/11/24* The bugs can get really bad at certain times of year. Mostly gnats around the face and no-see-ums. I do provide bug spray and bug nets that work best when worn with a hat. The worst of the bugs are early spring (April-June). Not fenced but not immediately bordered by anything but forest or field on all sides. The property is 12 acres with mostly open or treed space. There is a small beach area with water calm enough for dogs to swim and fetch sticks. We have picnic tables and chairs that you can use but please pick up after yourself, your dog, and your kids. There is now a trashcan provided on the beach for your convenience. Downstream side of property has an “island” that can be explored. The neighbors property downstream starts shortly free the road narrows between the river and steep bank. It’s usually more overgrown and can visually tell the upkeep is different. Please avoid being on their property. Flood waters make signage difficult to use in this area. Just message me if you need more details on the boundary line.

Hazards

There has been wildlife spotted such as turkey and deer. Some of the wooded space has briars. There is a large part that is similar to a rugged hiking trail which means there is potential to encounter poison ivy and other hazards. In the summer time there could be snakes (although I've not spotted any) and because of the location near the river, there are driftwood piles at some places. The river does have current but rapids are both above and small ones below. If the river is high, I would use caution and suggest a life jacket.

We have recently acquired this land and I am happy to offer this opportunity for people who want their dogs to have a chance to run free. It’s a great space and my dogs have thoroughly explored all the random piles of driftwood. They would be happy to show your dogs around or would be fine to give them their own space!

Nestled in Johnson City, TN on a private lot with a 4 ft. fenced in area surrounded by mature trees, you and your dog(s) will feel like you're in the country but actually within the city. Conveniently located approximately: 1.5 miles from the Johnson City Medical Center 2.2 miles from the Mountain Home VA Hospital 2.3 miles from ETSU 3.1 miles from downtown Johnson City Come relax, unwind, and listen to the birds chirping in my tranquil and peaceful setting while your pup(s) explore all the scents. If your pup is playful, there are plenty amenities and lots of toys to choose from. If your pup isn't and just wants to chill, there is a coolaroo dog bed to rest on. As a pup parent myself, I can appreciate the need to just chill and take in the beauty of nature while my pups burn off some energy from being cooped up in the house all day :) Hope you enjoy your time at Connie's Dogtopia as much as Finley, Fergus, Bocephus, and Fallon (on occasion) and I do! Here's to releasing the zoomies!! UPDATE 02.04.2024: every visit the pups have unlimited access to the wading pool(s), the Bazinga ball pit, Digger's Depot sandbox, the basic agility equipment and agility tunnel. And don't forget all of the toys to choose from in the brown deck box! 🙂 For the hoomans, there are two sitting area with tables and umbrellas. Next to the deckbox of toys, is a small table with beverages hot (tea, apple cider, cocoa) and cold (bottled water) to enjoy. Next to the gravel parking, there is a green bench with complimentary water sprayer, shampoo, bath wipes, paw cleaner, and towels to clean your pups off before heading home. Connie
