Bloomhill Farm over 5 Acre Farmland and Forrest Partially Fenced Private Dog Park In the heart of Manassas

This is a great area, a farm secluded in the middle of Manassas. There is a large field on the side of the house that is mowed and maintained. Behind the field there is a wooded area that you can also explore with a small fence that will show you the boundary. There are some trails maintained and mowed throughout the wooded area as well. We are adjacent to the 234 bypass but a line of trees shield you from the sight of cars. There are no domestic animals here anymore but the fields are still here and beautiful. There is plenty of room for you and your dog to run around and enjoy some peace, quiet, and freedom!! You can throw your Frisbee or ball as far as you want! There is a covered little seating area and a hose for freshwater or if you need to hose down some feet. There is a trash can available and easy parking. I hope you enjoy this area as much as we do it's a beautiful place and we want to share it.

*PLEASE READ* I HAVE A POOL! Dogs, and their humans, are welcome in the pool by booking the appropriate EXTRA. Treating the pool for dogs cost extra and as such I need to charge so as to not lose money by offering it to guests. Two humans per dog is the limit. Please be mindful of this when booking. Thank you for respecting this rule. The pool bathroom IS AVAILABLE for your use while enjoying the park. Be sure to keep it clean and tidy as this is a shared space. Thank you! Our yard is on average about 20 degrees cooler due to the ample shading with all our trees.  If temps are due to be in 3 digit area though, we will also block off those time slots as it is just too hot for pups to be out. KIDDIE POOLs - available in the warmer months May-Oct, at no extra charge for pup splash time, just add it to your booking so I can set up for you! **New larger pool for pups, with inbuilt sprinkler now available** AGILITY Set - Available, no charge, add this extra if you want set up for your visit. FENCE - The new 7ft solid wood privacy fence, to replace our 6ft, has now been completed.  The front and neighbor side sections now double sided to ensure complete privacy. We have a spacious, secure private fenced and peaceful yard, in a quiet and dog friendly neighborhood. Easy parking on the street outside the house, and a side entry gate.  Patio heater available during the colder months.  Our yard has sunny areas, as well as plenty of trees providing natural shade and much needed coolness during those hot humid summer days.  A natural wooded yard that borders a county park on one side, with a 7ft wooden privacy fence all the way around the property, the front and neighbor side sections are double sided, so a perfect solution for reactive pups and a side entry gate.  Completely pesticide/herbicide/fertilizer free yard!  Our ground cover is soft playground wood chips, soft for all pup paws, specifically designed to be comfortable for all kinds of furbabies!  The playground chips are a natural tick repellent. We are open during rainy weather too for those of you with rain loving pups!  The overhangs, patio umbrella and tree coverage keep paw parents dry too!  Added bonuses, the chips dry quickly, there's no mud or slippery grass.  You can also enjoy a deck with a patio table, cushioned chairs, lawn chair seating and a hammock!  We also provide poop bags, doggie wipes and towels, extra dog water bowls, kiddie pools and outdoor spigot with hose for water bowl refills or hose play in the warmer months, elevated feeders for the pups who cannot bend down very well to drink and a few refreshments for humans too! Endless amounts of smells and sniffing opportunities from all the local wildlife that frequent our yard.  Good space for running, playing chase, frisbee, tennis ball, chuck it, for the energetic pups; a flirt pole and huge hard jolly ball for our herding and high prey drive pups! Plenty of space for meandering, or just lounging around under the shade or in sun spots for the more mature pups!  The public park next to us has several wooded trails, so if your pup has any energy left, it is a nice park to walk. **Our priority is opening up our space  for your furbabies to enjoy to their heart's content.  If you need to bring your human children too, please make sure they are well behaved, respectful of our property and possessions, and under your mature supervision at all times! This yard has always been a special place for our family. Our dog loved racing through the grass here, full of energy and joy. After saying goodbye, my wife and I wanted to open the space to other dogs so they could enjoy it just as much as he did. Our large, fully fenced yard offers plenty of room to run, sniff, and explore safely. The 7-foot wooden fence keeps everything secure, perfect for off-leash play or reactive pups who need a little extra space. The yard features lush grass with mulch beds beneath mature trees, giving your dog both open sunshine and cool shade to enjoy. There’s a seating area with table and chairs, balls for playtime, and access to a hose and electrical outlet for your convenience. Off-street parking makes arrival easy and stress-free. Set in a quiet suburban neighborhood, just a short drive from Alexandria, Arlington and Washington DC. This is a peaceful spot to unwind, train, be off-leash and let your dog be a dog. We hope your pup feels right at home here. In the fall the yard gets covered in leaves. I do my best to keep them tidy, but they seem to have their own plans. Our dog used to love racing through the piles, and most pups enjoy the extra smells and crunch — hopefully yours does too.

Overall, it is fairly flat and dogs love to 𝙧𝙪𝙣 𝙖𝙣𝙙 𝙥𝙡𝙖𝙮 not to mention all the great sniffing potential. There are open areas for dogs to stretch their legs and chase each other and flowers, shade and seating for their human companion(s). There is a 𝙢𝙖𝙣-𝙢𝙖𝙙𝙚 𝙨𝙩𝙧𝙚𝙖𝙢 (more detail below) in the back that depending on rainfall, may be running full or just at a trickle. It is ideal for your pup to explore and cool off in. The yard offers plenty of great 𝙥𝙝𝙤𝙩𝙤 𝙨𝙥𝙤𝙩 opportunities to take tons of pictures throughout the various seasons. 🦋 The yard is a 𝘾𝙚𝙧𝙩𝙞𝙛𝙞𝙚𝙙 𝙒𝙞𝙡𝙙𝙡𝙞𝙛𝙚 𝙃𝙖𝙗𝙞𝙩𝙖𝙩®, we are trying to help nature where and when we can. The flower beds have been designed for local critters - birds, turtles, pollinators, etc so absolutely no killing of any bees, butterflies, spiders, turtles, snakes, birds or other wildlife you may find. It also means you will likely encounter gnats, mosquitos and possibly ticks - all great bird food but not so nice for us humans and our pups. So please be sure your pup is current on their preventatives. We do provide bug spray for you to use - just be sure to use in the lawn and not near any of the flower beds. In the summer months grass may get a little taller to help out the fireflies. If you can, take a cool pic to share - we'd love to see it. 💉𝗩𝗔𝗖𝗖𝗜𝗡𝗔𝗧𝗜𝗢𝗡𝗦: To help ensure a safe environment for visiting pups and our own, guests will need to provide current 𝘃𝗮𝗰𝗰𝗶𝗻𝗮𝘁𝗶𝗼𝗻 𝗿𝗲𝗰𝗼𝗿𝗱𝘀 for rabies and DHPP (distemper, parvo, etc) for EACH dog visiting. Each dog visiting must have received their full round of puppy vaccines AND must be at least 5 months old. If you have questions, feel free to reach out. Once on file, you are good to go until their renewal date. If the vaccination info is not received 1 hour prior to your start time, your reservation will be cancelled. If you have questions, feel free to reach out. 📆𝗪𝗘𝗘𝗞𝗘𝗡𝗗𝗦 & 𝗛𝗢𝗟𝗜𝗗𝗔𝗬𝗦 - During the summer months we typically setup for 1 hour appointments. If you are interested in an appointment longer than 1 hour, please reach out and we'll see if we can accommodate. 💧 𝗦𝗧𝗥𝗘𝗔𝗠 - This is a man-made stream that typically runs in the warmer months and is initially filled with either city water or rainfall. That said, Mother Nature adds to it, so we do recommend your pup have his/her 𝙇𝙚𝙥𝙩𝙤 vaccine. The stream is usually shutdown or just a trickle in the winter months with some water remaining at the end to help support the frogs overwinter. Please do not allow digging or rough play in the stream - we want to keep it in good shape for all our guests to enjoy and avoid costly repairs. If it is important to your visit that the stream is running and at what level (full/trickle) please reach out to the Host to check its status. 🐕 𝗗𝗢𝗚 𝗟𝗜𝗠𝗜𝗧 - Our site is set for a 5 dog limit. If you would like to bring additional dogs, please send a message. The request will be considered on a case by case basis. If you want a key date/time, I recommend securing it with a reservation for one dog and then updating the reservation once we have talked. 🐶 𝗦𝗠𝗔𝗟𝗟 𝗗𝗢𝗚𝗦 - There are some spots at the bottom of the fence a small dog (cat size) might be able to get under - they are meant for our cats and other wildlife. If you are bringing a small dog, let me know and we can block the openings ahead of time. 🚗 𝗩𝗘𝗛𝗜𝗖𝗟𝗘 𝗟𝗜𝗠𝗜𝗧- 𝑴𝒂𝒙𝒊𝒎𝒖𝒎 𝒐𝒇 2 vehicles per reservation. If a 3rd vehicle will be brought, please select and add "Extra F - Extra Vehicle" to your reservation and send us a note so we can make sure there is sufficient space. 👶 𝗖𝗛𝗜𝗟𝗗𝗥𝗘𝗡 - Children under 18 are to be supervised at all times. Parents are responsible for any and all damage their child causes. ✨𝗘𝗫𝗧𝗥𝗔𝗦 - Extras will change depending on the season. Willow Tree Yard

**Potential noise/distraction warning for sensitive dogs: There is a new house being built on a lot near our spot, and sounds from the construction work might disturb some dogs (or people). The timing of the workers is unpredictable and out of our control, but they are finished by 6pm most days, and they haven’t been working most Sundays. If you make a reservation, I will give you a heads up if they are working that day, so that you can decide whether to reschedule.** *Scheduling Tips: If it looks like there are no available time slots on a certain day, try changing the reservation length in your search criteria to a half-hour (using the pencil icon). Also, SniffSpot automatically blocks the 30 minutes before and after any existing reservation, so you don't need to factor in your own buffer when you book a time slot.* Spot Description: Let your dog run free in our backyard that has a wooden privacy fence. They can play or lounge under our large weeping willow tree, and we have many other amenities for dogs and people (see pictures and amenities list for details). Seating/shelter: The lower deck has 3 lawn chairs and a canopy for protection from sun/rain. The upper deck (accessible via stairs in the backyard) has 2 rocking chairs and a picnic table with 4 chairs. Use of the shed in the backyard is not an option (it will be locked). Parking: There is easy free street parking in our cul-de-sac, and the entrance gate to our yard is marked with a sign. Lighting: For after-dark visits, our yard has some lighting, and we can also provide a flashlight for you and a clip-on light for your dog (2 available). Note 1: There is a public sidewalk that runs along the outside of the fence on one side of our yard. So, people occasionally walk by (and sometimes have their dog walking with them). The fence is a bit higher than 5 feet on that side, so people can be seen/heard briefly, and a passing dog could be heard/smelled by your dog if they are near the fence at the time. Most people have said this was not a significant issue for their dogs, but I'm stating it here for the awareness of people with more reactive dogs. Note 2: When walking between your vehicle and the gate to our backyard, there may sometimes be other people or dogs on the street/sidewalk or in their front yards. Or there may sometimes be someone from our household leaving or arriving home (which involves walking between the front door and a car in our driveway). So please keep your dog on leash until you are inside the backyard with the gate closed (per standard SniffSpot rules).
