Welcome to Holly Hill Farm – a beautiful, expansive 180-acre working farm in Hanover County, Virginia, perfect for dogs who love to run, explore, and sniff to their heart’s content! This private property features a mix of wide-open fields (currently planted in soybeans), wooded areas with winding trails, and a peaceful pond. There’s plenty of room to roam safely along the edges of the fields and through the woods. Some trails cut through the forested sections for shaded walks and adventure. Important for your visit: • Please drive down to the last barn and park. • Please stay within the property boundaries — we’ve included clear photos in the listing showing fences, markers, and property lines to help you navigate easily. • Please pick up after yourself and your dog as there are no trash cans on site. • As a working farm, you may occasionally see or hear light farm activity (equipment, crops, etc.), but the chances are low during Sniffspot bookings. Your dog will have tons of space to enjoy the rural setting without interference. This is a fantastic spot for dogs who enjoy open running space, exploring nature trails, cooling off near the pond, and experiencing a real Virginia farm atmosphere. Our home sits on a half-acre of space, giving plenty of room to roam without feeling overwhelming. It's perfect for a good game of fetch, leisurely sniffing along the edges of the yard, or just relaxing in the sun. Whether your dog is a zoomies-all-day type or prefers a slower, sniff-everything pace, there's room here for both.

KoCo's Place for Run & Fun 🌻

Take advantage of a fully fenced 1 acre yard for your pooch to run freely and explore with interactive power toys, balls, a water hose, shaded areas, a rope to swing from and pull on and even a spayed super sweet and well- socialized potential play date named KoCo who is almost 2 years old (play dates have to be requested in advance and monitored). There is a separate cooling area with AC for breaks, if needed when the host is available.

Spacious backyard right in the heart of Arlington! Your pup should enjoy a place to run around even in the city. Parking: I had a gravel drive way feel free to park in and behind my car if I’m home. There’s also a parking lot next to me that has two hour free parking. Note: my house is right off Glebe so you can hear cars passing while in the back, but it is pretty sheltered from people passing on the sidewalk.

Willow Tree Yard

**Potential noise/distraction warning for sensitive dogs: There is a new house being built on a lot near our spot, and sounds from the construction work might disturb some dogs (or people). The timing of the workers is unpredictable and out of our control, but they are finished by 6pm most days, and they haven’t been working most Sundays. If you make a reservation, I will give you a heads up if they are working that day, so that you can decide whether to reschedule.** Description: Let your dog run free in our backyard that has a wooden privacy fence. They can play or lounge under our large weeping willow tree, and we have many other amenities for dogs and people (see pictures and amenities list for details). Seating/shelter: The lower deck has 3 lawn chairs and a canopy for protection from sun/rain. The upper deck (accessible via stairs in the backyard) has 2 rocking chairs and a picnic table with 4 chairs. Use of the shed in the backyard is not an option (it will be locked). Parking: There is easy free street parking in our cul-de-sac, and the entrance gate to our yard is marked with a sign. For after-dark visits, our yard has lighting, and we can also provide a flashlight for you and a clip-on light for your dog (2 available). Note 1: There is a public sidewalk that runs along the outside of the fence on one side of our yard. So, people occasionally walk by (and sometimes have their dog walking with them). The fence is a bit higher than 5 feet on that side, so people can be seen/heard briefly, and a passing dog could be heard/smelled by your dog if they are near the fence at the time. Most people have said this was not a significant issue for their dogs, but I'm stating it here for the awareness of people with more reactive dogs. Note 2: When walking between your vehicle and the gate to our backyard, there may sometimes be other people or dogs on the street/sidewalk or in their front yards. Or there may sometimes be someone from our household leaving or arriving home (which involves walking between the front door and a car in our driveway). So please keep your dog on leash until you are inside the backyard with the gate closed (per standard SniffSpot rules).

Welcome to the Hive's Sniffspot! We have just about a half acre of completely fenced in yard for you and your pups to enjoy with sun, shade, grass, trees, lots of great sniffs, toys, and room to run! You and your pupper can play fetch, frisbee, and tug. You can tease your pupper with our flirt pole or maybe you want to just relax on our covered porch or on our yard deck, rocking the time away while your BFF explores the yard! We have squirrels to chase, fresh water to drink, a hose to spray your pup down with, a sprinkler and/or pupper pool to frolic in on those hot summer days, and a towel to dry them off with! With rural areas also comes briars, thorns, uneven ground, mole tunnels, and of course, ticks and mosquitoes the further you venture. So come prepared! There are ammenties available to reserve as well if you'd also like to enjoy the water along with your Pup as they will love exploring as should you! If they have a special affinity for water play, you would like to slowly introduce them to water or to just enjoy a splash on the banks privately they will absolutely have a blast! ** This is the country so while the land is wonderful to explore it does have vacant and undeveloped areas. You will encounter nature especially in the spring and summer. Depending on how far from the house and immediate pond area you venture, there are ticks, snakes, uneven ground, rabbits, wet spots, etc. Please keep in mind when booking your comfort level being used to the outdoors and being adventurous!
