Welcome to Holly Hill Farm – a beautiful, expansive 180-acre working farm in Hanover County, Virginia, perfect for dogs who love to run, explore, and sniff to their heart’s content! This private property features a mix of wide-open fields (currently planted in soybeans), wooded areas with winding trails, and a peaceful pond. There’s plenty of room to roam safely along the edges of the fields and through the woods. Some trails cut through the forested sections for shaded walks and adventure. Important for your visit: • Please drive down to the last barn and park. • Please stay within the property boundaries — we’ve included clear photos in the listing showing fences, markers, and property lines to help you navigate easily. • Please pick up after yourself and your dog as there are no trash cans on site. • As a working farm, you may occasionally see or hear light farm activity (equipment, crops, etc.), but the chances are low during Sniffspot bookings. Your dog will have tons of space to enjoy the rural setting without interference. Rarely but occasionally we have some family at the property, they won’t interfere with Sniffspot guest This is a fantastic spot for dogs who enjoy open running space, exploring nature trails, cooling off near the pond, and experiencing a real Virginia farm atmosphere. Spacious Half Acre Off-Leash Retreat

Home to 3 dogs (Griffin 🩶 13.8 years old, Mellow 🖤 11 years old, and Lionel 🤎 5 years old) who know a good sniffing spot when they see one! On August 21, we lost our beloved dog, Griffin 🩶, who spent nearly 14 years enjoying this yard before losing his battle with heart cancer. He was sweet, loyal, strong-headed, and deeply loved. This yard was one of his favorite places to run, play, lounge in the sun, and make memories with our family. We miss him every day and are currently building a memorial in the back left corner of the yard in his honor. Opening our yard to other dogs has become a special way to share the space Griffin loved so much. We like to think he would have been thrilled to welcome new visitors and spend hours catching up on everyone's "smell mail." The yard sits on a half-acre lot with plenty of room for dogs of all energy levels. Whether your pup enjoys sprinting laps, playing fetch, exploring every scent, or simply relaxing in the shade, there's room to do it all. We like to keep the grass short and well-maintained, so we mow and trim regularly, typically once a week and more often during periods of heavy rainfall and rapid growth. We also do our best to stay on top of seasonal insects, bugs, and changing weather conditions to keep the yard as enjoyable as possible. Afternoons and evenings are our favorite times to enjoy the yard. By then, the morning dew has dried, and much of the yard is shaded by the tree canopy, creating a comfortable environment for both people and pets. Even after a heavy rain, the yard generally drains well and dries quickly, with very little mud. On cooler evenings, it's a peaceful place to relax, listen to the sounds of nature, and watch dogs enjoy the freedom of the open space.

Hello, thanks for checking out my spot! Right off the route 7 corridor my place offers a great area for your dog to stretch their legs. My pup has enough space to get going full tilt a little bit and loves running around back there, she’s a 10 month old border beagle. Perfect for fetch, there’s a long stretch your pup can run back and forth on. Plenty of smells, squirrels and frogs frequent my yard. The pond has two tiers, one isn’t very deep nor large, the lower tier is 2’ deep in the middle. Not large enough to swim laps, but you pup can take a dip and cool off in the summer. Updates are coming to the pond/fire pit area, stay tuned. There’s a large deck that needs work, so please don’t use it. Plenty safe for a dog, but I don’t want it used by people people. Under it there’s some wood and random stuff, nothing dangerous to a dog :)
