Welcome to Serendipity Woods, a peaceful 5-acre retreat in Leonard, Michigan — just 20 minutes from Rochester Hills and Oxford. This secluded Oakland County property offers a blend of open grassy areas, gentle hills, and wooded trails surrounded by about 50 acres of forest. It’s ideal for leashed walks, decompression time, or well-trained dogs under reliable voice or remote-collar control who enjoy nature and room to roam. You’ll have the property completely to yourself during your visit. Our own pets are kept indoors, ensuring a quiet and private experience. Relax on the covered porch, listen to the birds, and take in the fresh country air. Please message before booking if you have reactive dogs, special needs, or would like a quick orientation before your first visit. --- ⚠️ **Important Notes** * No fencing — dogs must remain on leash or under full voice/remote-collar control. * Terrain: grassy, gently hilly, and uneven in spots. * Surroundings: we all that guests stay in the open areas. Beyond the treeline there’s a small lake on one side and wooded wetlands on the other. The lake is beyond the spot/property line. * Wildlife: deer and wild turkey are seen daily; you may also spot herons, raccoons, possums, squirrels, and songbirds. * Insects & plants: ticks and poison ivy may be present — please use normal outdoor precautions. * Parking: park near the barn, or by the carport in snowy conditions. Driveway and parking are gravel/dirt. * Water: a hose is available except during freezing months. * Guests must clean up after their dogs and stay within the backyard/play area for safety and comfort. 🔒 Security Cameras For safety, wildlife monitoring, and property protection, security cameras are located throughout Serendipity Woods, including the driveway, barn area, exterior of the house, and other outdoor points around the property. We also have indoor cameras inside our private residence, which are used for home security only and do not record or monitor any areas accessible to guests. Some cameras record both video and sound and may be triggered by motion activity. These are standard rural safety measures that help us stay aware of weather, wildlife, and property activity.

The property features open grassy areas, gentle hills, and wooded sections. The ground can be soft or uneven in places, especially after rain or snow. Beyond our property line, there is a lake on one side and two small wooded wetland areas on others. These are well beyond the treeline and barely visible through the woods. Our five acres are surrounded by roughly 50 acres of forest, providing privacy and natural scenery. For safety, please keep dogs on leash or under close voice or remote-collar control to prevent wandering into adjacent woods. Local wildlife such as deer, wild turkey, birds, raccoons, and squirrels are frequently seen. Coyotes or foxes are occasionally heard or seen in the distance but are uncommon. Insects (including ticks) and seasonal plants such as poison ivy may be present — please use normal outdoor precautions for yourself and your pets.

🐾 Guest Rules for Serendipity Woods 🕒 1. Arrival & Departure: Please arrive and leave within your booked time to ensure your visit remains private. Early arrivals or late departures may overlap with our pets or other guests. 🚪 2. Access & Parking: Park near the barn, or by the carport if there’s snow. Head toward the backyard area to begin your visit. 🦮 3. Leash & Control: The property is not fenced. All dogs must remain on leash or under reliable voice or remote-collar control at all times. 💉 4. Vaccinations: All visiting dogs must be up to date on core vaccines (Rabies, Distemper, Parvo). Bordetella is recommended but not required since visits take place outdoors. 💩 5. Clean-Up: Please clean up after your dog and take waste with you or dispose of it in the designated bin if provided. 🐕‍🦺 6. Resident Animals: Our dogs and cats are kept indoors during visits. Please do not approach or attempt to meet them. 🌳 7. Property Boundaries: Please stay within the backyard and open field area. The woods beyond our property line include a lake and wetlands and are not part of the guest area, as there are some old bits of fencing still out there along the treeline. 🐾 8. Safety: Natural terrain may be uneven or soft. Wildlife such as deer, turkey, raccoons, and birds are common; coyotes and foxes are rare. Insects (including ticks) and seasonal plants such as poison ivy may be present—please take normal outdoor precautions. ☀️ 9. Weather: Visits are welcome year-round. The hose is available during warm months but turned off when temperatures drop below freezing. ❤️ 10. Respect the Land: This space is shared with local wildlife—please enjoy quietly, leave no trace, and help us keep Serendipity Woods a peaceful retreat for all.

🐕 **About the Host** Hi, I’m Iris! I live here at Serendipity Woods, a peaceful 5-acre property tucked away in Leonard, Michigan. I work from home full-time and love sharing this quiet little corner of nature with fellow dog lovers who want a safe, private space to explore. I’ve been a lifelong animal person — especially dogs and cats. Our two pups, Joan of Barc (a clever, vocal Border Collie) and Benny (our gentle Great Pyrenees), are both fixed, up to date on vaccines, and usually relaxing indoors during guest visits. When I’m not working or spending time outside with them, I love mid-century design, photography, and watching the wildlife that wanders through our woods — from deer and wild turkeys to herons and songbirds. Serendipity Woods is meant to be a calm, natural retreat for dogs and their people. I hope you and your pups enjoy it as much as we do! 🐾

Never any poisonous pesticides or fertilizer used. All Natural! Seating and doggie pool available (request pool is emptied before leaving and not filled more than half or you can’t tip over to empty). No dogs in surrounding yards. Great for big and small dogs! Lots of trees and shrubbery to give you a private oasis. Please close the gate when leaving. Note: I bought my house with a large after one of my dogs was attacked at a dog park causing 2 surgeries and very expensive vet bills. Enjoy my yard with piece of mind.

Also included is poop bags, water, and a poop scooper. No pesticides are used on this property. There is also plenty of room for parking multiple vehicles in the driveways. FYI- Chain-link fence is not tied down to the ground between posts, so a smaller dog may be able to push through underneath the fence. We have 6 acres which is a mix of open area, woods and a creek. We keep the lawn cut but do not maintain our woods. You are free to cross the bridge and walk in the woods but it may be overgrown during summer and fall. Feel free to splash in the creek or check out the playhouse. We frequently see deer and other wildlife however they likely will be hiding when dogs are around. Please clean up after your pets. *please note we have a woodchuck living under our deck that likes to poop on our stairs. We try our best to clean it up but you may come across some woodchuck droppings.

This is a private residence with a very large backyard fenced in. We are set back from the road so once you are in our back yard it feels like you are 2 hours + north. In the summer we are often traveling with our children and dog. We are blessed to have such a large piece of property in this area. Some amenities are available and since we are new at this we are looking to see how this goes before adding additional features. At this time the house will be locked up but you are welcome to explore the yard and we have some heavily wooded trails and the very back of the property where often deer are seen. Garden hose, electrical outlets and water dishes available on the backside of the house. We have 3 separate entry/exits along the gate. You are welcome to use any of them, just please close the gate upon leaving. Parking is open to the driveway or the yard. Be aware of a small shallow pond in the front yard. We do not use pesticides or fertilizers on the grass at all but we may use some in the flower beds only. Please clean up any dog messes and a trash can is provided. Feel free to enjoy the views, fire pit and back deck. Thank you.
