Meagan's 0.5 Acre Fully Fenced Dog Run

Conveniently located just a few miles off of 295. Our yard is fully fenced in and your pup(s) will have full roam of it! You’re welcome to use our deck furniture and we will make sure a water bowl is out there. We also have walking trails along the neighborhood that could be used, the entrance is at the end of our culdesac, just a few steps from the end of our driveway. We do live near a gun club, so if loud noises or gunshots spook you or your pup(s), this may not be the best choice.

Attention: we will be closed January 5th - 12th for construction of a privacy fence along the side with our neighbor with dogs. We hope this will minimize distractions and noise from them for our guests. Thank you for continuing to be the best group of guests we could ask for! Welcome to our quiet .25-acre fully fenced private yard! Enjoy dog water, doggie pool, 2 Jolly herding balls, tree tugging ropes, and chuck-it balls/toys. There are also plenty of sticks to chew on and squirrels to chase! For human guests, we’ve got everything you need to relax and enjoy the outdoors. Outdoor chairs, a fan, a hammock, shade, sun, bug spray, poop bags. Our neighborhood is known for its tranquility, and we respect your privacy. **Just a friendly reminder: please don’t jump on the trampoline.** We’re right off the highway close to downtown but far enough away that you will feel in the country!

Welcome to Holly Hill Farm – a beautiful, expansive 180-acre working farm in Hanover County, Virginia, perfect for dogs who love to run, explore, and sniff to their heart’s content! This private property features a mix of wide-open fields (currently planted in soybeans), wooded areas with winding trails, and a peaceful pond. There’s plenty of room to roam safely along the edges of the fields and through the woods. Some trails cut through the forested sections for shaded walks and adventure. Important for your visit: • Please drive down to the last barn and park. • Please stay within the property boundaries — we’ve included clear photos in the listing showing fences, markers, and property lines to help you navigate easily. • Please pick up after yourself and your dog as there are no trash cans on site. • As a working farm, you may occasionally see or hear light farm activity (equipment, crops, etc.), but the chances are low during Sniffspot bookings. Your dog will have tons of space to enjoy the rural setting without interference. Rarely but occasionally we have some family at the property, they won’t interfere with Sniffspot guest This is a fantastic spot for dogs who enjoy open running space, exploring nature trails, cooling off near the pond, and experiencing a real Virginia farm atmosphere. Welcome to the World’s Largest Sniffspot (Confirmed). There’s all kinds of areas to let your dog sniff and romp around! Upon arrival you may romp around in any field as far as your eyes can see. We just harvested corn September 2024 and the land is wide open and crop free until spring! There’s google earth maps showing property lines in yellow in the pictures. Tippe's Backyard Oasis

Close to 1/2acre of mowed grass with a good mix of sunshine and shade, and plenty of dog smells to enjoy! Fully fenced with 4' picket fencing, 3 gates with latches. I do a poop scoop at least 2-3x weekly so I can't guarantee spotless perfection but I'll do my best to clean up before scheduled visits- please do the same:) There is ample seating for human guests and a table. Patio gets sun from midday to early evening, 2 umbrellas provide shade.
