15I went for my first time yesterday to check this spot out with one of my dogs and had a great time. Decided to go back today with more of my dogs and got there to see some other vehicles parked on the back road. At the time I booked the description said there may be people working on the farm at times, so I walked back to the pond with one of my dogs. Nobody was working, there were 5 or 6 people fishing in the pond, so I went back to my car. I messaged the host before leaving about what happened, sent a picture of the vehicles, and asked that my visit be canceled out since we couldn't have it. I received a response am hour or so later that they'd look into it. Then a few hours later another response that I missed the cancelation window. The people fishing they found out were family friends, but said that they do get trespassers. They also said the description said it may not be private and by this point they had gone in to change it saying that family friends may be on site as well as workers. I won't be back to either of they locations because that's super shady. I read the full description before I booked it and would have been fine if there were people working. I am not walking into situation where there are people I don't know about on a private lot that I reserved. It took the host over 3 hours to figure out those people had their permission to be there and not illegally trespassing, so how was I supposed to know? If they want to rent the space out as a private booking, there should be notification prior if they want family friends to be there hanging out. Now I'm out the credits for a 90 min visit for 3 dogs because the host wants to be dishonest. Hopefully sniffspot will correct this error.

Welcome to Holly Hill Farm – a beautiful, expansive 180-acre working farm in Hanover County, Virginia, perfect for dogs who love to run, explore, and sniff to their heart’s content! This private property features a mix of wide-open fields (currently planted in soybeans), wooded areas with winding trails, and a peaceful pond. There’s plenty of room to roam safely along the edges of the fields and through the woods. Some trails cut through the forested sections for shaded walks and adventure. Important for your visit: • Please drive down to the last barn and park. • Please stay within the property boundaries — we’ve included clear photos in the listing showing fences, markers, and property lines to help you navigate easily. • Please pick up after yourself and your dog as there are no trash cans on site. • As a working farm, you may occasionally see or hear light farm activity (equipment, crops, etc.), but the chances are low during Sniffspot bookings. Your dog will have tons of space to enjoy the rural setting without interference. Rarely but occasionally we have some family at the property, they won’t interfere with Sniffspot guest This is a fantastic spot for dogs who enjoy open running space, exploring nature trails, cooling off near the pond, and experiencing a real Virginia farm atmosphere.
