Welcome to Holly Hill Farm – a beautiful, expansive 180-acre working farm in Hanover County, Virginia, perfect for dogs who love to run, explore, and sniff to their heart’s content! This private property features a mix of wide-open fields (currently planted in soybeans), wooded areas with winding trails, and a peaceful pond. There’s plenty of room to roam safely along the edges of the fields and through the woods. Some trails cut through the forested sections for shaded walks and adventure. Important for your visit: • Please drive down to the last barn and park. • Please stay within the property boundaries — we’ve included clear photos in the listing showing fences, markers, and property lines to help you navigate easily. • Please pick up after yourself and your dog as there are no trash cans on site. • As a working farm, you may occasionally see or hear light farm activity (equipment, crops, etc.), but the chances are low during Sniffspot bookings. Your dog will have tons of space to enjoy the rural setting without interference. This is a fantastic spot for dogs who enjoy open running space, exploring nature trails, cooling off near the pond, and experiencing a real Virginia farm atmosphere. It has everything a pup could ask for: an open clearing for zoomies or game of fetch, shady woods and nooks and crannies to investigate, SO MANY critter sniff trails, and dirt, leaves and grass to dig in! It's also a great space for humans of all sizes to explore! You can even try your hand at a game of bocci ball while you're here in our gravel court! (Feel free to move our weed tarp out of the way if you want to play). Easy side-street parking on Kamankeag makes accessing the yard through the back gate a piece of cake! *OUR FENCING IS NOT SUITABLE FOR VERY SMALL DOGS OR ESCAPE ARTISTS.*

Your Pup's 0.4 Acre Private (Fully Enclosed 6 Foot Fence) Park In Lakeside!

Please come let your pups run around in our large Lakeside yard! Our 3 pups (sometimes 4 if we have a foster) love all the open space, so we hope yours will too. We will try to always leave a towel and some little treats up on the deck, so you’re more than welcome to help yourself to anything up there! There should be a bucket of toys, poop baggies in a ziploc bag that are likely inside of the weatherproof tub by the deck stairs, a pooper scooper and a hose etc, so please feel free to use any of it as needed.

Rock Springs Farm (650 acres worlds largest Sniffspot)

Welcome to the World’s Largest Sniffspot (Confirmed). There’s all kinds of areas to let your dog sniff and romp around! Upon arrival you may romp around in any field as far as your eyes can see. We just harvested corn September 2024 and the land is wide open and crop free until spring! There’s google earth maps showing property lines in yellow in the pictures.
