Welcome to Holly Hill Farm – a beautiful, expansive 180-acre working farm in Hanover County, Virginia, perfect for dogs who love to run, explore, and sniff to their heart’s content! This private property features a mix of wide-open fields (currently planted in soybeans), wooded areas with winding trails, and a peaceful pond. There’s plenty of room to roam safely along the edges of the fields and through the woods. Some trails cut through the forested sections for shaded walks and adventure. Important for your visit: • Please drive down to the last barn and park. • Please stay within the property boundaries — we’ve included clear photos in the listing showing fences, markers, and property lines to help you navigate easily. • Please pick up after yourself and your dog as there are no trash cans on site. • As a working farm, you may occasionally see or hear light farm activity (equipment, crops, etc.), but the chances are low during Sniffspot bookings. Your dog will have tons of space to enjoy the rural setting without interference. This is a fantastic spot for dogs who enjoy open running space, exploring nature trails, cooling off near the pond, and experiencing a real Virginia farm atmosphere. Country hideaway! Fully fenced dog pasture on secluded property in Beaverdam, VA

Fall is in the air and our spot is perfect to enjoy a nice, quiet escape! Our secluded dog pasture is located on a dead end in Beaverdam. As you enter the gravel driveway, you will see designated parking alongside a shaded shed. Just a short walk away is the entrance to a fully fenced doggie pasture. In warmer months, the (4) chairs and a table will have an umbrella available for some shade. We also will have a shade sail for the pups use as well as a garden hose and drinking bowl (for the dogs only preferred). There are covered dog shelters so your pooch can have some shade. Doo doo bags, a scooper and trash can are nearby for cleaning up. The area is far removed from the street We are easily reached should you have any issues at all and the area has security cameras for safety. We do not have any outside pets that will interfere with your visit. A burn barrel and wood is available for visits in the cooler months. Take a ride through the county and enjoy our clean and pesticide/fertilizer free pasture!

Rock Springs Farm (650 acres worlds largest Sniffspot)

Welcome to the World’s Largest Sniffspot (Confirmed). There’s all kinds of areas to let your dog sniff and romp around! Upon arrival you may romp around in any field as far as your eyes can see. We just harvested corn September 2024 and the land is wide open and crop free until spring! There’s google earth maps showing property lines in yellow in the pictures. Dogs love my sniff-tastic space! I hope you'll visit my large, fully enclosed half-acre yard. It has everything a pup could ask for: an open clearing for zoomies or game of fetch, shady woods and nooks and crannies to investigate, SO MANY critter sniff trails, and dirt, leaves and grass to dig in! It's also a great space for humans of all sizes to explore! You can even try your hand at a game of bocci ball while you're here in our gravel court! (Feel free to move our weed tarp out of the way if you want to play). Easy side-street parking on Kamankeag makes accessing the yard through the back gate a piece of cake! *OUR FENCING IS NOT SUITABLE FOR VERY SMALL DOGS OR ESCAPE ARTISTS.*

Welcome to this hidden rural getaway for you and your Furbaby! There are 10 acres of land that can be explored including woods and most popular a pond to cool off or splash around in during the hot summer months. An abundance of wildlife live in the woods so don’t be surprised by a random deer, rabbits, raccoons and such. With rural areas also comes briars, thorns, uneven ground, mole tunnels, and of course, ticks and mosquitoes the further you venture. So come prepared! There are ammenties available to reserve as well if you'd also like to enjoy the water along with your Pup as they will love exploring as should you! If they have a special affinity for water play, you would like to slowly introduce them to water or to just enjoy a splash on the banks privately they will absolutely have a blast! ** This is the country so while the land is wonderful to explore it does have vacant and undeveloped areas. You will encounter nature especially in the spring and summer. Depending on how far from the house and immediate pond area you venture, there are ticks, snakes, uneven ground, rabbits, wet spots, etc. Please keep in mind when booking your comfort level being used to the outdoors and being adventurous!

Attention: we will be closed January 5th - 12th for construction of a privacy fence along the side with our neighbor with dogs. We hope this will minimize distractions and noise from them for our guests. Thank you for continuing to be the best group of guests we could ask for! Large fenced in backyard with trees, shrubs, a shaded area, and multiple seating options. Plenty of room to run around and play.
