When you book "The Back 40" you have access to the original, smaller, The Mannerly Dog Sniffspot, so no one will be using it while you're here! You'll still have your own private dog park, just a bigger one. You will not see us or our dogs. One neighbor has chickens - they are catty-corner to The Back 40, in the rear. They are in a pen and may cluck or crow at times. the yard catty-corner on the other side occasionally has a couple of dogs in it, but it's pretty rare - it could happen though. You might see or hear humans on the other side of the wooden fence that runs the full 300 feet along the side of both Sniffspots. Otherwise, the area is serene and quiet with plenty of squirrels and birds. Sit and rest or play with your dog - either way, we hope you enjoy your visit!

We have two small yorkies, but rest assured, they will be kept inside during your visit, and the backyard will be exclusively for you. We have plenty of seating options including rocking chairs and benches. We also have a small table and a cooler available for use. On our deck, enjoy our large oscillating fan and shaded area. We also have an electrical outlet and wi-fi is included. For the doggos we have a kiddie pool, water hose, toys, water bowl, towels, and poop bags. For those sunny days, feel free to add on extras like our misters or misting fan. We also offer snack and drink packages! We hope you’ll enjoy our backyard!

I have a 3+ acre piece of property behind the Hobby Lobby on Sawdust Road. Park in front of the blue cargo container building and walk around behind the silver building. Always call before you make a reservation to avoid conflicts. This is a multipurpose venue, and we may have other rentals schedule. You and your dog are welcome to wander the 3-acre unfenced backlot (leashed or unleased) behind the Epic Mancave. We are part of the Epic Creative Co-Op, and home to The Woodlands Art League. This will be a fun place for both you and your dog. I only allow 1 owner at a time on the property. I am a professional photographer and also offer studio and outdoor pet portraits.
