This Sniffspot is very conveniently located in southeast Nashville, 12 miles from downtown Nashville, 8 miles east of Brentwood, we are situated between OHB/Nolensville Rd intersection and just 4 miles from the new Tanger Outlets at i24. An idyllic setting awaits offering 7+ park-like acres of old farm land, mostly fenced, that includes waterfront access to Mill Creek with adventures for all kinds of humans and dogs to enjoy activities playing, running, sniffing, digging and playing in the water. Come get your steps in and spend some quality off-leash time! Training, photo shoots, picnics, birthday and gotcha parties, just explore, rest, or relax in the Adirondack chairs while your dogs sniff, zoom, roam, retrieve, sniff, dig, walk, run, and sniff some more. There's creek access to swim, pastures to roam or nap, play areas of tall grass the dogs can explore, sniff, dig or derp around. Even plan your picnic on a blanket or use the picnic table. Get some exercise on the trampoline (Note: use at your own risk!). Make this sniffspot your private oasis for as long as you want.. Kids are always welcome! Just book your play time, bring at least one dog and all humans are free! Mill Creek borders the very back of the property and is available for water play but trees and vegetation and overall acreage makes it easily avoidable if that's not your thing. If you choose to venture to the creek and have a runner, you may want to bring a long lead. The water levels are usually below the knee, but the ability to use Mill Creek safely depends on you, the creek conditions, and amount of recent rainfall. Always assess the abilities of you and your pets- as safety comes first! As Dirty Harry once said, "A man's got to know his limitations." The majority of the property has fencing so once you pass the house on your way to the back fields it's off leash play time! I recommend considering walking the perimeter first (on or off leash) to orient yourself with property features and assess potential escape opportunities. Your dog(s) will benefit from a perimeter walk allowing them to visually identify, mark their spots, and collect sniffs while at the same time reaping the benefit of your pack leaving an invisible "bread crumb" scent trail as you walk which will assist a dog with future identification of the established boundaries as well. This is a natural instinct for many breeds. Note that Mill Creek along the back of the entire property is not fenced but it is mostly obscured at dogs level by trees and vegetation. Tip: When leaving, you may want to leash up before you reach the house - especially if you have a runner since there is no fence on the side of the house you enter and leave the spot. Depending on the water table, there is also a small feeder stream gently flowing through the middle of the property between the side and back fields. It can be great fun for a dog to explore and jump in and out of (just try and stop them!) And great for smaller dogs if Mill Creek is too intimidating. Hint: bring towels! The mature tree lines always provide plenty of shade for those hot summer months. Several foot bridges are available to cross over that small stream between the side and back fields while exploring, and you might even find the occasional old fashioned rope wood swing. A black hose with spray wand attachment is hanging by the house at the entrance/exit i behind the fence if you need to rinse you or your pet. Turn on and off at the front of the house please. Another green hose is available hanging on the opposite corner in the back of the house by the BACK garage door for your use -along with a water bowl. That house is convenient when you're coming back from the creek for sure. Feel free to pick yourself wildflowers if they are blooming (late Spring/Summer Varieties), or snack on some blackberries off the fence line if you happen to come while they are ripening (usually mid-June to mid-July).... Bug spray is always recommended spring through fall, Just in case! Welcome to our private farm! We live on site and will close our main gate once guests enter, ensuring the property is secure. Please inform us if there will be more than one car so I won't close the gate too soon. The pasture is fully fenced, partly with 4 board fencing, and partly with horse safe wire fencing along main road and wooden panels against neighboring property. Our current pasture is 3 acres with mainly open fields and a few trees and bushes. When it rains, there can be a small creek down by the road. The neighbor has a small dog that comes out on occasion, but there are panels on the fencing between our properties, so dogs won't be able to see through. We have a German Shepherd dog on site, but will keep her inside during guest appointments. To access the entrance, guests will need to drive past the main house, go to the right and up the hill towards the barnyard. Buildings in barnyard are not available for guests except for use of the hose, which is marked. Located in the upper barn breezeway ( concrete floor) to the left of the parking site. Hose available. Signs are provided to help guests find the hose area, park entry, and parking. Guests: please feel free to move the chairs as needed to stay in the shade or sun for your comfort!

**WELCOME TO ROVERS RETREAT** Hi! My name is Lea, and my family and I have been fortunate to call this beautiful piece of land home for the past eight years. My grandmother gave the property to us before she passed away in 2020 at the age of 99, and this land has always been very special to our family. I grew up spending time here with my Memama, helping her milk the goats and riding my horse, Beauty. Today, my husband and I live here with our daughter and our three dogs. We are not farmers yet, but we love the peaceful, natural character of the land and all the memories tied to it. Before we built our home here, we used to bring our own dogs out to run, dig, explore, chase critters, and simply get all of their energy out. They absolutely loved it. Now we want to share that same experience with other dogs and their people. Rovers Retreat is approximately 50 acres of beautiful, private, raw Tennessee land where dogs can have the space to simply be dogs. **ABOUT THE PROPERTY** This is raw, natural land, not a manicured dog park. You will find large open fields, hills, native vegetation, and plenty of room to walk, explore, play ball or Frisbee, or simply relax with your dog. Please look at the property map included in our listing photos before your visit. It will help you understand the areas available for exploring and the few areas we ask guests to avoid. When you enter the property, we prefer that guests explore the fields on the right side of the driveway first. During parts of the summer, hay may be growing in some of the fields. We provide hay for cattle on a neighboring property, so when hay is growing, we will keep a mowed walking path through the field specifically for guests and their dogs. Please stay on the mowed path so the hay crop is protected. When hay is not growing, you are welcome to enjoy the open areas of the fields, including the center portions, for walking, hiking, playing Frisbee, throwing tennis balls, or simply letting your dog enjoy the space. We also have two picnic areas. One is located in the middle portion of the property and is a great place to sit down, enjoy a picnic lunch, throw a ball, or take a break with your dog. **PARKING & GUEST AMENITIES** When you enter the property, you will see the designated parking area on your left. Near the parking area, you will find a picnic table, doggy waste bags, trash cans, tennis balls in a metal container, bug spray, and a basic first-aid kit. Please return the tennis balls when you are finished. If you notice that we are getting low on doggy bags, bug spray, first-aid supplies, or any of the other guest items, we would greatly appreciate you letting us know so we can restock them for the next visitor. Please pick up all dog waste during your visit using the bags provided and dispose of all used doggy bags and other trash in the provided trash cans before leaving. **WATER STATION** Across the driveway from the parking area, you will find a water spigot and hose, along with water bowls and buckets for your dogs. You are welcome to give your dog fresh water there or fill your own dog water bottles before heading farther out onto the property. After your walk, you are also welcome to use the hose to rinse mud or dirt off your dog before leaving. Depending on the weather and how adventurous your dog is, they may get muddy, so we recommend bringing a towel with you. **FENCING & OFF-LEASH USE** The property is fenced, but much of the fencing is older agricultural fencing, and there may be gaps or areas where a small, determined, or escaping dog could potentially get through. We strongly recommend walking the property with your dog on leash first, especially if your dog is a runner, has unreliable recall, or is difficult to control. If your dog has excellent recall and stays close to you, you can decide when you are comfortable allowing them to explore off leash. **NATURAL TERRAIN** Please remember that this is raw countryside. You may encounter uneven ground, mud, tall grass, insects, poison ivy, stinging nettle, and other native vegetation. Please wear sturdy shoes that completely cover your feet and dress appropriately for walking through natural Tennessee countryside. **WOODS & WILDLIFE** Please stay out of the wooded areas and do not allow your dogs to enter them. Deer, wild turkeys, coyotes, groundhogs, and other wildlife live on and around the property, and we want to respect their habitat and avoid disturbing them. **POND AREA** Please stay out of the pond and keep your dogs away from it. A sign is posted near the pond stating: **“Enter the pond at your own risk. No diving or swimming.”** The pond is surrounded by vegetation and may not be easy to see from a distance. The water can become muddy and stagnant, so we do not want guests or dogs entering or drinking from it. We also have a family of groundhogs that lives near the pond, and we ask that their habitat not be disturbed. If your dog accidentally gets into the pond, you are welcome to use the hose at the water station to rinse them off before leaving. **OUR HOME** Please remain at least **100 yards away from our home**. We have our own dogs on the property. They are safely secured and fenced, but they may bark when they see or hear visitors. **TRACTOR & EQUIPMENT AREA** You may see our tractor and equipment near a green shed. Please remain at least **100 yards away from this area** and do not allow dogs or children to approach or climb on any equipment. **RED BARN & STORAGE AREA** On the left-side field, on the same side of the property where you park your vehicle, you may see a small red barn, rocks, stored materials, and other items on the far side of the field. Please stay well away from this entire area and do not allow dogs or children to approach it. **MOST OF ALL, ENJOY YOUR VISIT** Other than the restricted areas listed above, we want you to relax, explore, and enjoy yourselves. Walk the hills, explore the fields, throw a Frisbee, play ball, have a picnic, and let your dog sniff, run, and enjoy the outdoors. Welcome to J Bar J Dairy Farms. This beautiful farm 1 hour south of Nashville, 20 minutes from Murfreesboro, and 25 minutes from Franklin, 12 minutes from Chapel Hill, and 10 minutes south from I-840 This is a small and open area for your dogs to stretch their legs and to be away from a city environment. There is an active dairy farm on this property and we do have dairy cows and calf’s so please do not feed them as they are on special diets to keep them active and healthy or pet them while you walk our trail without owners present and permission Interaction with the livestock is limited to owners availability. The trail is ready to use and we are slowly adding things to the trail to make it more convenient for you and your loving pets. Our farm is located in the town of Eagleville right off the main highway of Hwy 41A.

Green Acres!

Welcome to our private farm! We live on site and will close our main gate once guests enter, ensuring the property is secure. Please inform us if there will be more than one car so I won't close the gate too soon. The pasture is fully fenced, partly with 4 board fencing, and partly with horse safe wire fencing along main road and wooden panels against neighboring property. Our current pasture is 3 acres with mainly open fields and a few trees and bushes. When it rains, there can be a small creek down by the road. The neighbor has a small dog that comes out on occasion, but there are panels on the fencing between our properties, so dogs won't be able to see through. We have a German Shepherd dog on site, but will keep her inside during guest appointments. To access the entrance, guests will need to drive past the main house, go to the right and up the hill towards the barnyard. Buildings in barnyard are not available for guests except for use of the hose, which is marked. Located in the upper barn breezeway ( concrete floor) to the left of the parking site. Hose available. Signs are provided to help guests find the hose area, park entry, and parking. Guests: please feel free to move the chairs as needed to stay in the shade or sun for your comfort!

This Sniffspot is very conveniently located in southeast Nashville, 12 miles from downtown Nashville, 8 miles east of Brentwood, we are situated between OHB/Nolensville Rd intersection and just 4 miles from the new Tanger Outlets at i24. An idyllic setting awaits offering 7+ park-like acres of old farm land, mostly fenced, that includes waterfront access to Mill Creek with adventures for all kinds of humans and dogs to enjoy activities playing, running, sniffing, digging and playing in the water. Come get your steps in and spend some quality off-leash time! Training, photo shoots, picnics, birthday and gotcha parties, just explore, rest, or relax in the Adirondack chairs while your dogs sniff, zoom, roam, retrieve, sniff, dig, walk, run, and sniff some more. There's creek access to swim, pastures to roam or nap, play areas of tall grass the dogs can explore, sniff, dig or derp around. Even plan your picnic on a blanket or use the picnic table. Get some exercise on the trampoline (Note: use at your own risk!). Make this sniffspot your private oasis for as long as you want.. Kids are always welcome! Just book your play time, bring at least one dog and all humans are free! Mill Creek borders the very back of the property and is available for water play but trees and vegetation and overall acreage makes it easily avoidable if that's not your thing. If you choose to venture to the creek and have a runner, you may want to bring a long lead. The water levels are usually below the knee, but the ability to use Mill Creek safely depends on you, the creek conditions, and amount of recent rainfall. Always assess the abilities of you and your pets- as safety comes first! As Dirty Harry once said, "A man's got to know his limitations." The majority of the property has fencing so once you pass the house on your way to the back fields it's off leash play time! I recommend considering walking the perimeter first (on or off leash) to orient yourself with property features and assess potential escape opportunities. Your dog(s) will benefit from a perimeter walk allowing them to visually identify, mark their spots, and collect sniffs while at the same time reaping the benefit of your pack leaving an invisible "bread crumb" scent trail as you walk which will assist a dog with future identification of the established boundaries as well. This is a natural instinct for many breeds. Note that Mill Creek along the back of the entire property is not fenced but it is mostly obscured at dogs level by trees and vegetation. Tip: When leaving, you may want to leash up before you reach the house - especially if you have a runner since there is no fence on the side of the house you enter and leave the spot. Depending on the water table, there is also a small feeder stream gently flowing through the middle of the property between the side and back fields. It can be great fun for a dog to explore and jump in and out of (just try and stop them!) And great for smaller dogs if Mill Creek is too intimidating. Hint: bring towels! The mature tree lines always provide plenty of shade for those hot summer months. Several foot bridges are available to cross over that small stream between the side and back fields while exploring, and you might even find the occasional old fashioned rope wood swing. A black hose with spray wand attachment is hanging by the house at the entrance/exit i behind the fence if you need to rinse you or your pet. Turn on and off at the front of the house please. Another green hose is available hanging on the opposite corner in the back of the house by the BACK garage door for your use -along with a water bowl. That house is convenient when you're coming back from the creek for sure. Feel free to pick yourself wildflowers if they are blooming (late Spring/Summer Varieties), or snack on some blackberries off the fence line if you happen to come while they are ripening (usually mid-June to mid-July).... Bug spray is always recommended spring through fall, Just in case! You can't have all this nature without all the nature. 😉 If the calendar shows the time slot you want is available then book it and it's yours! Be last minute, that's fine! Be spontaneous, that's great! No advanced notice required. (2 hour minimum cancellation required.) If your reservation is early or mid morning, consider to wear waterproof shoes. Hi friends! We own dogs of all sizes, ages, and temperaments ourselves so we know the importance of a safe place for them to play. We live on a quiet street, and the house backs up to a large farm. The pool is human and dog friendly so bring your bathing suit. We are planning to keep the pool open until mid October, and will adjust the price accordingly. Of course, please don’t assume your dog can swim and keep a special eye on those who love to splash around. We also have a small kiddy pool that subs as a dog pool if that’s preferred. There are toys, towels, and treats on the table by the pool. Occasionally you will see/hear the neighbors two dogs through the fence but there is a safe space between the two fences. Our dogs will be out of sight but we can’t guarantee you won’t hear a bark or two. If you have a pup that likes their own space, or loves the water this is the place for you. The only thing precious is our pups so let them have a blast!
