Welcome to Holly Hill Farm – a beautiful, expansive 180-acre working farm in Hanover County, Virginia, perfect for dogs who love to run, explore, and sniff to their heart’s content! This private property features a mix of wide-open fields (currently planted in soybeans), wooded areas with winding trails, and a peaceful pond. There’s plenty of room to roam safely along the edges of the fields and through the woods. Some trails cut through the forested sections for shaded walks and adventure. Important for your visit: • Please drive down to the last barn and park. • Please stay within the property boundaries — we’ve included clear photos in the listing showing fences, markers, and property lines to help you navigate easily. • Please pick up after yourself and your dog as there are no trash cans on site. • As a working farm, you may occasionally see or hear light farm activity (equipment, crops, etc.), but the chances are low during Sniffspot bookings. Your dog will have tons of space to enjoy the rural setting without interference. Rarely but occasionally we have some family at the property, they won’t interfere with Sniffspot guest This is a fantastic spot for dogs who enjoy open running space, exploring nature trails, cooling off near the pond, and experiencing a real Virginia farm atmosphere. Take advantage of a fully fenced 1 acre yard for your pooch to run freely and explore with interactive power toys, balls, a water hose, shaded areas, a rope to swing from and pull on and even a spayed super sweet and well- socialized potential play date named KoCo who is almost 2 years old (play dates have to be requested in advance and monitored). There is a separate cooling area with AC for breaks, if needed when the host is available.

Enjoy our fully-fenced 12,000 sq foot PRIVATE yard and agility course! The entire yard is fenced by a 6 foot chain link fence which makes it incredibly secure. Over 80 acres of undeveloped woods and creeks, close enough to the city, but feels like the country. Here you can find places to roam freely far away from hectic city life. Bring your camera, metal detectors, pups, and bug spray, sunscreen, (provided when available!) Under slow construction for updates and features, its a great adventure spot if you and your furry friends are the curious and active type!
